Street and Adelaide Street west, in the heart of Toronto’s
financial core.

What We Have Learned
The client, an off shore pension fund represented and guided by a US based asset manager, was finalizing
its portfolio rationalization process. Timely execution, in an environment where approximately 35% of the
property tenancy had leased maturity, was an important client objective.
Effective resources were efficiently deployed to underwrite the asset and to model relevant financial
proforma. An aborted first attempt of a sale-purchase was quickly replaced by another contract closing on
a timely basis.
