44-46 Wellesley Street East, Toronto
St. John ambulance owned and occupied an
older and inefficient 18,000 square foot four
storey office building built circa 1966 and
sitting on a 19,786 square foot parcel of land. |
How We Have Applied Our Experience
St John’s Board of Directors had decided to relocate its office in updated premises. While the location, the
size and the form of tenure was not decided, the Board needed to have the certainty of a fixed-price closed
sale prior to the execution of the relocation plan.
Seven offers were generated and the negotiated fixed price sale lead to a short term sale leaseback in
parallel with a first mortgage vendor-take-back.

“...we felt the process leading to our eventual decision went very well supported by your excellent
reporting that assisted us by providing a better understanding of the various offers received and in the
establishment of valuation criteria...”
